Living at Shoreline in Hideout, Utah

Shoreline1 min read

Explore Shoreline's homes, planned amenities and location above Jordanelle Reservoir, a short drive from Park City.

Shoreline sits above Jordanelle Reservoir in Hideout, Utah, with views across the lake toward Deer Valley and the Wasatch Back. The community includes twinhomes, with a new phase of townhomes planned.

Phase III includes the Vista, Skyline and Peak twinhome plans. The Outlook has sold out. Ask our team which homes are currently available. Each is a two-level home with four bedrooms and 2,879 to 3,981 interior square feet. In the Vista and Skyline, the garage, kitchen, living room and primary suite share one level. Peak is an uphill plan with its living floor one flight above the garage.

The first Phase IV release is anticipated in early 2027. Its six proposed multilevel townhome plans have three to five bedrooms, approximately 1,573 to 3,029 interior square feet and rooftop decks. Phase IV is planned for up to 232 townhomes. That maximum assumes every home is the smallest plan. Larger plans and larger model homes will reduce the final number. Plans, specifications and home counts are preliminary and subject to change.

The planned village center is expected to include a clubhouse, fitness center, lap and play pool, an event pavilion called the Vista Ramada, pickleball courts and a children's play area. These details are preliminary. Construction is planned for partway through Phase IV so more homeowners can share the cost, helping avoid a large increase in HOA dues for the first owners. The existing 2.5-acre park in Phase II has walking paths and an aspen grove.

Phase III plans carry third-party HERS Index scores of 56 to 60, roughly 40 to 44 percent less modeled energy use than the HERS reference home. Phase III homes are ENERGY STAR® certified. Phase IV ratings will be confirmed through home-specific testing. Read more about Phase III energy performance.

Park City's Historic Main Street is about a 15-minute drive. Deer Valley and Park City Mountain are a short drive, and Salt Lake City International Airport is about 45 minutes away. Travel times vary with traffic, route and winter weather.
