The Shoreline difference / Energy performance
Compare home energy use.
Understand the HERS score.
You compare cars by MPG.
You can compare homes by HERS.
The Home Energy Rating System compares a home’s energy performance with a standard reference home. A lower HERS score means less modeled energy use.
Phase III plan ratings
HERS Index scores 56 to 60HERS® Index
What that tells you
Phase III scores
range from 56 to 60.
A third-party rater has rated the Phase III plans from 56 to 60 on the HERS Index. That represents approximately 40–44% less modeled energy use than the standard reference home.
The reference is a comparable home built to 2006 energy standards. These are plan ratings; ask for the completed rating certificate for the home you are considering.
Reading the scale
Less energy.
Lower number.
For perspective, RESNET uses 130 for a typical resale home. Phase III plan scores are 56–60. The lower the score, the less modeled energy a comparable home uses.
130 is RESNET’s typical resale-home benchmark (opens in a new tab), not a measured score for every existing home. A specific home needs its own rating.
100 is a baseline. It is the 2006 HERS reference standard, not the average score of homes built today. Each point below it represents roughly one percent less modeled energy use.
0 is net zero. In the rating model, the home produces as much energy annually as it uses. The scale can extend above 130; 130 is not a maximum score.
It is a comparison. The rating includes heating, cooling, water heating, lighting and certain appliances. Your bills also depend on weather, energy prices and how you live.

Independent inspection and testing.
A certified HERS rater models the home’s energy use, using site inspections and diagnostic testing to complete its rating.
A Shoreline homeowner’s experience
One Shoreline homeowner told our team they rarely run the heat or air conditioning in their basement, which stays near 67°F through the year.
Indoor temperatures and energy use vary by home, weather and how the home is used.

Energy, explained.
Is HERS the same as ENERGY STAR®?
No. HERS is a numerical energy-performance rating. ENERGY STAR is a separate certification program with its own requirements. Phase III homes carry both a third-party HERS rating and ENERGY STAR certification.
Will a score of 60 cut my bills by 40%?
A score of 60 represents roughly 40% less modeled energy use than the HERS reference home. It does not promise a 40% reduction in your utility bills. Actual use and cost depend on the specific home, local rates, weather and household habits.
Does every home in a plan have the same score?
A HERS rating belongs to a particular home. Orientation, selected features and construction testing can affect the result. The Phase III plan scores are useful context; request the completed certificate for the home you want to purchase.
How can I verify a home’s score?
Ask our team for the home’s HERS rating certificate. You can also look up a rated home by address in the RESNET HERS rated-home registry at hersindex.com.
